Coming soon →Questions every future director asks
What is a self-directed IRA, really? +
It's a Traditional or Roth IRA held by an IRS-approved custodian that permits alternative assets. Same contribution limits and tax benefits, far wider investment menu — but you do the diligence.
Can I buy real estate I already own? +
No. That's a prohibited transaction with a disqualified person (you). Your IRA must buy from a third party at arm's length, and you can't personally use or service the property.
What is UBIT / UDFI tax? +
If your IRA uses debt (non-recourse loan) or runs an active business, profits may owe Unrelated Business Income Tax (up to 37%). We model it before you buy so there are no surprises.
How much does checkbook control cost? +
Typically $800-$1,500 one-time for LLC + operating agreement, plus $200-$500/yr custodian fee. Solo 401(k) plans often have zero custodial drag and allow $69,000/yr contributions (2026).
